Deloitte Place consists of a consists of a modern office block located at the junction of Waiyaki Way and Musa Gitau road, Nairobi. The building is environmentally friendly capitalizing on natural lighting. The three circulation cores on each corner of the triangular footprint anchor the building giving it a strong image in line with the Deloitte brand. The five-storey Deloitte Place consists of over 3000 sq. m office space on three levels and two car parking levels. The first floor has a cultivated landscaped terrace, with a water feature, suitable for outdoor activities and on to which the staff dining facilities overlook. A total of 121 car parking bays are available for staff and a further 25 car parking bays for visitors. Construction commenced in September 2008 and the project was completed in February 2010. The site is bordered by ACK Guest House and Bishops Garden Towers. The building consists of nine levels of car parking with the 10th floor consisting of spacious partitioned conference halls which can be opened up into one large conference hall, and is serviced by two passenger lifts. The building is constructed of reinforced concrete with natural brick cladding to match the adjacent Bishops Garden Towers. It is fitted with modern fire-fighting equipment and fire alarms linked to the local police station and the Fire Department. This head offi ce is the headquarters of their operations in 27 African countries. Following an architectural design competition in late 2007, GAPP Architects & Urban Designers of South Africa, in association with Triad Architects, were appointed the Project Architects. The resultant building, completed in August 2008 within a construction period of 13 months, is a landmark in the city of Nairobi. The new Coca-Cola Regional Headquarters building concept was derived from the Coca-Cola brand ribbon and boasts of many features that make it a truly unique building that is both refreshing and inspiring. The building boasts of many “Green” features that include solar heating, rain water harvesting, power conservation devices and a green roof garden that acts as a recreation area and ensures that there is minimal heat gain in a large portion of the building through the roof top. The new building has state-of-the-art IT, audio visual and security systems that together with all the other building systems are managed through a building management system (BMS). Some 30 acres of land was sub- divided from the main block of land and transferred into the joint ownership of the Jockey Club of Kenya and CDC Capital Partners and the Nairobi Business Park Ltd was formed to develop the site, with the Jockey Club of Kenya retaining a shareholding in the development. Various studies were undertaken to defi ne the type of development and an offi ce park was designed. The overall scheme envisaged some 30,000 square metres of lettable offi ce space, to be developed in phases to suit market conditions. Phase 1 of the overall development was completed in March 2003 and consists of three offi ce units amounting to 7,000 square metres of lettable space. Parkingis provided on site to a ratio of one parking bay per 25 square metres of usable offi ce space.. The offices are designed around a standard modular unit of a core and the two wings. The standard core element comprises WCs, reception area and circulation. The two wings vary in size from a minimum of 400 square metres to a maximum of 600 square metres per fl oor and the design permits flexible usage of this space.. A key element of the project was an effective site IT system using fi bre optic cables between the offi ces and linking through on site exchange to ground and satellite delivery portals. The development comprises five floors of office space totalling 6,000 square metres, an additional 2,000 square metres of auxiliary building and a car parking silo. The building houses a commercial bank on the lower ground and mezzanine floor and the CFC Head Office with board room, ante room and meeting rooms on the first floor. The other floors are occupied by a wholly owned insurance company. The site location fronts a busy highway (Chiromo Road), with vehicular access off the back road (Westlands Road). The orientation of main facades is NE and SW, which necessitated a deep profile facade to cut out most of the sun penetration. Each floor is approximately 800 square metres net, with the service core placed at one end providing a flexible floor for modern day open plan. Adequate provision has been made for computers, power, data cabling through provision of floor trunking. All floors have been provided with a sprinkler system for fire suppression. The building is naturally ventilated. The 8-storey office block has office floors of 700 square metres split into two wings of 350 square metres each. The building is served by three low speed lifts. Car parking at a rate of one space per 60 square metres has been provided in a ground level car park with provision for deck parking to be installed at a later date. The project was handed over in January 1992. The building is clad in brick, with a hand-dressed stone podium. The roof is finished in clay tiles laid on a steel deck. On-site water storage and a standby generator are provided. Car parking is provided on interlocking floors within the podium. Three levels of shops are designed into the ground floor and first floor of the podium, surrounding a top-lit atrium. There are 10 typical floors of 720 square metres. The orientation of the building is so designed as to minimise afternoon sun penetration. The curtain wall detail allows for the unobtrusive installation of individual split air-conditioners. Triad worked closely with the project manager and property advisors in the development of the initial concept and financial viability of this project. NIC are a finance house and apart from providing them with a core asset NIC required a financially viable building to finance borrowing for the project. The area of the building is 3750 square metres, with office wings of 500 square metres. The car parking is provided in a silo behind the office building. The building is designed for future extension to eight storeys. The external finish is washed terrazzo and concrete tile roof. The building has its own standby generator, borehole and enlarged water storage. Triad have also provided interior design services to all the tenants in the building, including two banks, the Barclays Card Centre, NIC’s main offices, and various departments of Barclays Bank of Kenya country wide operations.
