The Campus comprises a number of interconnected building spread over a site approximately 350m by 150m. The buildings are organized on an axis about a sacred core. The master plan demonstrates a respect for hierarchy on a public to private gradient with the more public areas, the sacred buildings, forming the inner core enveloped by the auditorium, the dining hall, the library and the Iwaan. The classrooms then form the intermediary spaces and a buffer space to the more private students’ residences. Green open spaces are incorporated by providing courtyards to all the buildings. These courtyards are interconnected on grade by walkways that spray from the central core. A covered walkway connected to all the buildings is also provided on the first floor level in respect of the shoeless users. Its elevation and cover will ensure that a clean and dry walkway is available in all weather conditions. Green building design strategies are incorporated. The buildings are predominantly rectangular, with a North-South orientation and natural lighting and ventilation is provided for throughout the campus. Provision is made for rain water harvesting, solar energy use and grey water treatment and use of locally available and appropriate materials. Vehicular circulation is limited to the periphery of the site forming an access ring around the campus, with appropriate car parking provided. The office building and annex are separate buildings, but linked through covered walkways and landscaped gardens. This allows use of the auditorium and canteen independent of the office buildings, so that they do not interfere with the day to day operations of the offices. The buildings are predominantly rectangular, with landscaped courtyards. The office building has a large central court that will form the focal point of the office part of the development. Parking has been provided for 300 cars of which 179 will be in a sub-basement. Construction is anticipated to commence in early 2011 and be complete in June 2010. The project involved the rehabilitation of the existing Museum, conversion of the redundant spaces to galleries and the design of a new entrance, Visitors Centre and galleries. The design planning problems of the site required an innovative approach to solve the problems of access and approach to the main building, problems which had remained unresolved since the site was first developed. Triad co-ordinated a multi-disciplinary team, including overseas consultants, and fi nalised the pre-contract stage of the program in 2000, which included preparation of designs for all the buildings on the site and preparation of full tender documents. The site-wide infrastructure system at the site including electrical, IT, and water systems were completely replaced. Triad managed the construction stages of the program under two separate concurrent building contracts over the period 2006-2007. The project was handed over on time and in budget. The British Government have assisted the Kenya Army by funding the construction of the Planning Element Headquarters at Karen in Nairobi. Triad were commissioned by the British Peace Support Team to undertake the design and management of the project which included extensive investigations into facilities elsewhere in the world and Triad designed the Planning Element including the relocation of the Motor Transport Section for the DSC, detailed and arranged the equipment of the project, which was delivered in June 2005. The project was constructed in twenty weeks and was handed over fully equipped, with office furniture and computer systems in place. Triad also managed training functions for the computer system. The project provides accommodation for some fifty officers and senior NCOs with capacity to expand the staff complement during exercises and when the Planning Element becomes fully operational. The project was funded by the British Government. The Centre consists of teaching, administration and accommodation facilities, as well as extensive training areas. The 400-hectare green field site was developed with a full range of infrastructure, including roads, security fencing, power distribution, water supply and sewage disposal. 100 students will be trained in short courses of two to three weeks duration, and accommodation has been designed for support staff and directing staff, bringing the complement of personnel on site up to 250 people. In addition to lecture halls, classrooms and seminar rooms, indoor and outdoor training areas have been designed for route clearance, demolition, manual mine detection and mechanical clearance. Full messing and welfare accommodation has been designed. The project construction commenced in June 2004 and was managed under a fast track contract for delivery in February 2005. The value of the project, including furniture, fittings and equipment, was KSh 500 million. Triad were acting as design team leaders, project managers, interior designers and procurement managers and delivered the project on a “turn key” basis, fully furnished and equipped. The building is a showcase for British culture and as such high quality design and finish was paramount. Triad worked in collaboration with Squires to develop the design (Squire and Partners were the lead designers). Triad administered the project locally and provided advice on local finishes, design standards, co-ordinated local consultants and provided contract administration during the construction period. The site is located next to the British High Commission on Upper Hill and is a sensitive site, and security considerations were uppermost in the design process. The building is fitted with bomb blast resistant windows throughout. High quality health and safety standards were imposed on the contractor. IT systems were installed to an extremely high specification, part of the British Council’s worldwide network, linking all their facilities. The contract value was $2 million and the project was completed in late 2004. Triad were appointed architects and project managers for this project. The consultants team included not only construction professionals but also librarians and equipment and furniture specialists. Triad were mandated to implement the whole project, including furnishing, fi tting IT systems and equipping the library, stocking it with books and managing training programmes. Triad co-ordinated the design team whose team members were located not only in Kenya but also in UK, including librarians from Loughborough University, Ove Arup Engineers in London and the shelving and furniture consultants in Northampton.
