It therefore proposed serviced apartments (1, 2 and 3 bedroomed), to a target market that included expatriates and diplomatic staff. Considering this target market, the apartments had to have the highest standards in terms of design and quality to compete with other high quality apartments in any part of the world. Three proposals were developed to fully address the client’s brief and highlight the different options of land which included the client’s preference of a low-rise building and the current plot ratio and potential of a high-rise development. The three proposals were the ‘Y’, the ‘courtyard’ and the ‘vista’. Triad’s preferred option was the “Y” because it was a unique design option and a definite landmark for Nyangumi road and its Environs. Its form was derived from the desire to avoid the direct overlooking of the apartments into each other within the development as well as similar potential cases from potential neighbouring developments. The clients vision was to create an integrated mixed use development consisting of Residential Housing Units, Retail, Hotels, Office Developments, Educational Facilities and Recreation areas. The site for this proposed development is located 20 Kilometers from Nairobi Central Business district and 5 Kilometers from Kiambu Town. The development is approximately 11 Kilometres from Ruiri Town. When completed the development will have 1,910 residential units with a resident population of 9,550 people. In addition the development will have a university with a student population of 5,415. The total resident and working population will be 30,000 people. The development will have 2 primary schools and 4 religious buildings. Others include Office & Commercial Developments and a Hospital Facility. The vision developed has a Natural Green Space system of parks and river fronts of 74.28 acres or 18.4 % of the project site’s 403.6 acres. Our team was involved in establishing the most appropriate development mix in close consultation with a client appointed property consultant. Working with a team of civil engineers we were able to establish the bulk services demands for the development including their sources. Change of use for the land from Agricultural to Comprehensive Mixed Use from Kiambu County has been applied for and is awaited after which the project will proceed to the next stage. The cathedral provides a distinctive landmark for the locale rooted in the African vernacular of construction and material while creating an intimate and direct physical and visual connection between the congregation and the altar. The design is centred around the formation of one ascending vaulted volume under one big roof.
