The Block houses offi ces for the directors, outstation department, IS operations and development, E-Ticketing among others. The project involves very specialized installations and interior fi tout within the working environment that entailed; demolitions, air conditioning & mechanical ducts, data system and computer installations etc. The offi ce is painted in KQ grey, KQ red duotone colours. The glazed partitions are installed to create visual continuity while maintaining privacy and giving an ambience of a spacious working environment. This head offi ce is the headquarters of their operations in 27 African countries. Following an architectural design competition in late 2007, GAPP Architects & Urban Designers of South Africa, in association with Triad Architects, were appointed the Project Architects. The resultant building, completed in August 2008 within a construction period of 13 months, is a landmark in the city of Nairobi. The new Coca-Cola Regional Headquarters building concept was derived from the Coca-Cola brand ribbon and boasts of many features that make it a truly unique building that is both refreshing and inspiring. The building boasts of many “Green” features that include solar heating, rain water harvesting, power conservation devices and a green roof garden that acts as a recreation area and ensures that there is minimal heat gain in a large portion of the building through the roof top. The new building has state-of-the-art IT, audio visual and security systems that together with all the other building systems are managed through a building management system (BMS). Triad Architects in a consortium with other firms, successfully tendered for the project and entered into an agreement with KPA Pension Scheme to develop the KSh.600 million housing estate. In the venture, the pension scheme contributed land as its equity, while the Triad/Pinnacle consortium were responsible for designing, construction, financing and subsequently selling the houses. The scheme consists of 135 units with a built up area of 157 square metres each, on a 9 X 26m plot. The villas are designed for families with proximity to school, shopping center, community facilities and the town centre being an added advantage. The accommodation includes 4 bedrooms (master ensuite) lounge, dining and kitchen. Each house has a spacious garden and parking for two cars. The general shop space size is 2000 square feet on average. The shop design is based on the customer journey from point of entry to fi nal service required. The design employs simple color tones and focuses on branding and one on one contact with the customer. The hotel, originally the Inter Continental Hotel, has been closed for the last six years. Triad Architects was commissioned to head a team of consultants to rehabilitate this hotel to its original standard. The hotel, with its 187 rooms which include two presidential suites, is centrally air conditioned and this posed a challenge in terms of the running cost of keeping the 4-storey lobby atrium air-conditioned. There are four kitchens supported by fourteen cold rooms, store and boiler rooms. Extensive surveys were carried out and refurbishment work commenced. The existing casino and discotheque were rehabilited and provided with an external access for the public. A water sports centre has also be developed to complement the entertainment facilities provided by the hotel. A market and site sensitive approach was adopted, resulting in three house prototypes designed on a difficult steep site. The individual units were designed on house plots of 243m2, with resultant houses of 173m2, 184m2 and 194m2. All the houses consist of four bedrooms with three bathrooms, a spacious lounge with adjacent dining room and a modern fitted kitchen. In addition all houses have self-contained domestic staff quarters. Generous backyards are provided at the rear of each house, with a 2-car parking yard at the front. The project involved the rehabilitation of the existing Museum, conversion of the redundant spaces to galleries and the design of a new entrance, Visitors Centre and galleries. The design planning problems of the site required an innovative approach to solve the problems of access and approach to the main building, problems which had remained unresolved since the site was first developed. Triad co-ordinated a multi-disciplinary team, including overseas consultants, and fi nalised the pre-contract stage of the program in 2000, which included preparation of designs for all the buildings on the site and preparation of full tender documents. The site-wide infrastructure system at the site including electrical, IT, and water systems were completely replaced. Triad managed the construction stages of the program under two separate concurrent building contracts over the period 2006-2007. The project was handed over on time and in budget. The three-storey building, with parking facilities for 68 cars, links to the Mia Carberry wing of the hospital on the first floor. The concept of the building was based on creating private rooms to match a homely as well as hotel-like environment for the comfort of patients. The new building has been designed to blend in with the existing hospital building where natural bush-hammered stone was used as external walling to match various existing facilities within the hospital. Each floor accommodates a reception area, centralised nurses station bordered by kitchen and storage facilities and twelve ensuite rooms, each fitted with the latest decor and bunker seats with storage spaces below. The rooms are designated in three quarters on each floor, with each quarter of rooms defined by a different colour theme on the walls. The bathrooms are fitted with modern granite tops, bathtub and shower facilities as well as disabled user. Curved balconies to the rooms create a good backdrop to the building facades. Each floor level within the South Wing corresponds to floor levels on the ramp, which in turn lead to various floor levels of the Maia Carberry building. The South Wing is patient friendly and has a peaceful atmosphere to accelerate recovery. The original project was constructed to receive donated catheterisation equipment from the USA and was also designed to accommodate the CSSD on the second fl oor of the building. The facility includes a refurbished theatre adjacent to a control room, staff changing facilities, 2-bed recovery area for patients as well as office space for the Centre’s staff. The consultancy included co-ordinating the electrical and electronic services and specialist installation of the equipment. The theatre is painted a bright yellow with a contrasting grey floor using a self levelling epoxy screed. The use of the warm, inviting painted surfaces and mixed tone floors create peaceful spaces to facilitate patient comfort and a soothing environment. The project consisted of creating a larger Banking Hall, ATMs lobby, staff working areas and new cashier counters using modern building materials to create their new image and good Customer Care services. All the works were carried out whilst the Bank was operational, with minimal disruption to the day to day running of the Bank. Triad are presently in the process of fitting out other branches using Kipande House as the branding branch.
